Are you planning a home remodel or thinking of selling your house in the next few years? As a homeowner, I am always looking for the best way to spend my money that will add the most value to my home. I want to make the most of every project and every dollar spent by doing projects that increase our home's value. These Home Improvements with High Return on Investment are what you can do to add value to your home.

Current projects we need to tackle on our home:

  1. Roof – We really need a new roof. Our roof is over 20 years old and barely hanging on.
  2. Windows – Many of our windows need to be replaced as they are originally to our 1968 home.
  3. Siding – We have brick and wood siding. The wood siding needs to be replaced in many different places.
  4. Kitchen – We want to completely move our kitchen to the other side of the house and design the kitchen of our dreams.
  5. Bathrooms – All of our bathrooms are original to our 1968 home and are in desperate need of replacement.

For what we spend we could have just bought a second house, but we love our home and in the end, it definitely added value. But would have skimped on some areas if we had your chart.

    Posts like this are always really fun to read! Home improvements can be challenging and time consuming, but almost always worth the pain. I love watching HGTV shows, and it always seems like although things go wrong and cost goes up, it ends up beautifully!

  28. Our house is in dire need of some TLC. It could use a new coat of paint inside and out. Plus, the flooring needs to be replaced. We are trying to decide what we want to put in our house.

  43. A month ago, I needed to sell my old house since I had already committed to a new one. Although I desperately yearned to detach myself from the old house, I had no idea where to start. Fortunately, these quick steps from Sears eased the process for me. I didn’t know Sears did home improvement stuff until I bumped into this great information; when I needed it most. And if there is a great lesson I learnt is that your house should be in top shape so as to attract buyers. I thought my house was ready for listing but these tips made me take a second look at it and realise it had major flaws.

    I started by fixing the kitchen which I consider a showcase area of the house. Though it was not completely moved to the other side, all problems were taken care of to leave it useable, relaxing and comfortable. I’m talking about a complete re-design of my old kitchen to come up with a nice modern kitchen that a buyer can fondly picture their family in.

    Another standout area that needed special attention was the bathroom. It needed replacements around such areas as the sink, shower and toilet. Chipped tiles on the floor and wall also needed replacement. A new shower curtain and toilet seat gave the bathroom an instant upgrade and an appeal you can’t deny.

    Having renovated these two key areas, anyone could tell the significant difference the house had. My roof had been recently replaced after leaking so I shifted my focus to minor repairs. These included the windows, siding, lighting and the exterior of the home. Finally, I had a sparkling interior with new fixtures and a beautiful exterior.

    Would you believe that my house sold for more than its price? The money I spent on it was actually an investment. I am grateful to Sears for this advice. I had no idea how this would turn out but I ended up making money and left the buyer happy and eager to move in.
